Don’t worry if you do not meet the annual affordability for your application. If you think you don’t meet this requirement you may be requested to provide contact details for a guarantor. For more information on this you will need to contact your estate agent directly.
What is the required affordability criteria for me?
What is the required affordability criteria for me?
As this varies from agent to agent you would need to contact your estate agent directly for further confirmation on this. However the industry standard for calculating your affordability is 2.5x your annual rent (30x the monthly rent) for a tenant or 3x the annual (36x the monthly rent) for a guarantor.

As the open banking service is a new optional function that has been implemented to help verify your income, not all banks are available to go through this service yet. Please select the option to ‘Verify Manually’. Then proceed through the application to ‘Supporting Documents’. Here you will be able to upload your ‘Proof of Funds’ which will be available for your letting agent to verify manually once your application has been completed.
